It’s my job to make sure this mortgage process goes as smoothly as possible and that you understand the ins and outs of your mortgage commitment so that you can make the most informed decision.

I will be taking care of the groundwork by approaching suitable lenders and negotiating the best rate & terms on your behalf. What I need from you first, though is a breakdown of your current situation, and where you would like to be ideally.

On qualified mortgages, you don’t have to worry about covering a broker fee. The lender that funds your mortgage covers my fee. In some cases, depending on the case file, a standard-rate broker fee may be charged.

Again, this question has a different answer depending on the case. What I can tell you is that certain factors have a large impact on the speed of your transaction closing. These factors are :

  • Communication between us (!!)
  • Forwarding your documents (!!)
  • STAT holidays

To have a speedy, less-hassle mortgage transaction, we must start with these basic documents:

  • 2 years’ Notice of Assessments
  • 2 years’ T4’s
  • Latest paystub & job letter
  • 6 months of recent bank statements
  • Recent mortgage statement (if applicable)
  • Recent property tax statement (if applicable)
  • Complete application
